TECHNICAL CONDITIONS

CONSTRUCTION
• Reinforced concrete frame will be used for the structure.
• The foundation system will be mat foundation and it will
be reinforced with jet ground in accordance with the
project.
• The project will be prepared in accordance with the
“Regulation on the Buildings to be Constructed in
Disaster Areas”, TS 500 and other Turkish Standards.
• An enveloping isolation system will be used for the
exterior walls in accordance with the Heat Regulation.
• Heat and membrane enveloping isolation will be used
at the exterior of the shear walls in the basement.
• In joineries, 1st class PVC, GU or Roto brand joinery
accessories will be used and the glasses will be
insulating glass.
• The entrance doors will be 1st class solid wood and
the interior doors will be 1st class American Doors.
• The face veneer will be water-based and unleaded.
• There will be sewage, building water drainage, clean
water, electricity, minute current security system
infrastructure.
• The drainage of the gardens will be made and the gardens
will be covered with soil. (The general landscaping works
regarding the gardens of the units will be undertaken by
the owner of the unit).

INTERIOR AREAS
Floors:
• Entrance hall and corridors: travertine, natural stone
or Vitra or equivalent 1st class tiles
• Kitchen: travertine, natural stone or Vitra or equivalent
1st class tiles
• Bathrooms: Vitra or equivalent 1st class tiles
• Living room and bedrooms: 1st class laminate parquetry
• Basement: ceramic tiles.

Walls:
• Entrance Hall and Corridors: Water based paint (lead-free)
on satin plaster on gypsum plaster
• Kitchen: Water based paint (lead-free) on satin plaster on
gypsum plaster
• Bathrooms: Tiles and water based paint (lead-free) on
satin plaster on cement plaster
• Rooms: Water based paint (lead-free) on satin plaster on
gypsum plaster
• Balconies and terraces: Water based exterior paint
Kitchen:
• Lineadecor or equivalent modular kitchen cabinets,
1st class laminate cabinet covers, 1st class imported
accessories
• The bench will be made of natural stone or Policor
and the backside of the bench will be 1st class ceramic
of Policor.
• Bosch, Siemens or equivalent refrigerator, built-in
dish washer, built-in oven and aspirator
• FRANKE or equivalent steel kitchen sinks
• ARTEMA or equivalent armatures
• Trash grinder

Bathrooms:
• Vitreous materials will be first class Vitra or equivalent
• Armatures will be 1st class Vitra or equivalent
• Built in catch basin
• 1st class wooden bathroom cabinets in the bathroom
allocated to the parents’ bedroom and the common
bathrooms
• Wooden shelves and mirrors
• Towel warmer radiators

Guest WC and Basement WC:
• Vitreous materials will be Vitra or equivalent
• Armatures will be Artema or equivalent
• Built in catch basin
• Washstand

MECHANICAL WORKS
• First class installation materials complying with
TSE standards will be selected.
• Split air-conditioner system in all rooms
• Heating and hot water by using combination boiler
system
• Fuel type will be LPG and there will be a central
LPG tank with a separate meter for each unit.
• Water filtering and conditioning system.

ELECTRICAL WORKS
• 1st class pipes, cables, circuit breakers, switches and
sockets complying with TSE standards
• Double telephone lines
• Central satellite TV
• Central generator
• Security system infrastructure connected to an
external center
In each unit, there will be:
• Motion detectors (PIR)
• Smoke or heat detectors
• Gas sensors
• Visual door communication system

SECURITY
• Security system with digital cameras
• Door with automatic barriers and a security post at the
entrance of the site

POOLS
• In each type of unit, there will be the Jacuzzis and pools
with the sizes and types as mentioned below:
• A type – garden Jacuzzi
• B type – 4*8 mt swimming pool
• C type – 4*8 mt swimming pool
• D type – 5*10 mt swimming pool

CAR PARK AREAS
• Each unit in any type will have the following parking
spaces:
• A Type: 1 vehicles
• B Type: 2 vehicles
• C Type: 2 vehicles
• D Type: 2 vehicles

MISCELLANEOUS
• Installed fire place ready for decorative covering
